Concept

URBAN-ANALYSIS At this stage, the following analysis is made: suitability of the development site to the requirements of town planning documentation, provision of utility systems, the presence of planning restrictions and insolation influence. The result is determination of construction footprint and possible tallness of projected buildings.

MASTER-PLAN At this stage, conceptual designing of the site development variants is carried out, taking into account the results of urban analysis. The result is determination of project aims, search of buildings ideas and silhouettes, which will become the basis for the designing task in the future.

PLANNING CONCEPTS At this stage, the designing of planning concepts variants is carried out, taking into account the requirements of approved master plan and target specification of Customer (Developer). The result is determination of apartment layouts / object functionality.

FRONT ELEVATION CONCEPTS At this stage, designing (specification, visualization) of front elevation concepts variants is carried out, based on general idea of the project, approved master plan and planning concept. The result is development of project architectural character.

Project building documentation

STAGE P („Project“) It is carried out based on designing task (approved CONCEPT), project design basis (town planning conditions and restrictions, specifications). Composition and contents of project documentation at the stage P is defined by the annex D and E of Ukraine's National Building Code А.2.2-3: 2014 „Composition and contents of project building documentation“. Obligatory expertise is subject to objects building designs at the stage P, which belong to the IV and V complexity categories — for meeting the requirements to its strength, reliability, life of buildings and constructions, their operating safety and utilities, sanitary and epidemiological welfare of the residents, ecology, labor protection, energy saving, fire, technogenic, nuclear and radiation safety. Designed and approved by Customer project documentation at the STAGE P is the basis for obtaining permission to perform construction work.

STAGE E („Engineering documentation“) It is carried out based on approved STAGE P. Drawings of STAGE E are used as the basis while performing the construction work. Composition and contents of project documentation at the stage E is defined by the annex G and E of Ukraine's National Building Code А.2.2-3: 2014 „Composition and contents of project building documentation“.

Town planning documentation

TOWN PLANNING CALCULATION Town planning calculation is the calculation of the maximum permissible building parameters, the conditions for linking the architectural-planning and three-dimensional concept, the maintenance system, utilities, transport services and improvement with the existing building in compliance with the requirements of the current regulatory documents. Town planning calculation is performed for clear definition of Customer (Developer) plans regarding the construction object in compliance with regulations of state building codes and parameters of a particular land plot. For the technical and economic indicators of the planning construction (reconstruction) object town planning calculation is included in the list of documents attached to the application for obtaining the town planning concepts and restrictions on the development of land plot, which is consisting part of project design basis in accordance with Art. 29 of the Law of Ukraine „On the regulation of town planning activity“.

DETAILED PLAN OF TERRITORY (DPT) Detailed plan of territory defines: the principles of planning and spatial organization of construction; red lines and building regulation lines; functional purpose, mode and parameters of building one or several land plots, the distribution of territories in accordance with construction codes, state standards and regulations; town planning concepts and restrictions (in case of absence of territory zoning plan) or clarification of town planning concepts and restrictions according to the territory zoning plan; the need for enterprises and public services institutions, their location; expediency, volumes, sequence of building reconstruction; priority and volumes of engineering preparation of the territory; utility system; arrangement procedure of transport and pedestrian traffic; arrangement of complex improvement and landscaping, the need to form an econet; boundaries of coastal protective bands and beach zones of water bodies (in case of absence of territory zoning plan). Composition and contents of detailed plan of territory is defined by Ukraine's National Building Code B.1.1-14 2012.

Technical inventory

Technical inventory of constructed (reconstructed) houses, outbuildings is carried out for identification of their actual square and volume (for project ones), surveying and estimation of technical condition of existing objects, objects evaluation. Technical inventory is held in following cases: before accepting into service completed facilities, including those after reconstruction and major repairs; before the state registration of ownership of the object of unfinished construction; before the state registration of ownership of the immovable property object established in the result of the division, unification of the immovable property object or allocation of a share from the immovable property object, except the cases when as a result of such division, unification or allocation of the share a completed objected was accepted into service. Technical passports for immovable property objects are made based on the materials of the technical inventory.
